If your listing agreement or buyer's rep is signed by your client before 9/1 there is no broker service fee on the transaction. It doesn't matter when the property goes under contract -- everything depends on the date the representation agreement with your client is signed.
New listing agreements and buyer's rep agreements, as well as an updated coversheet, reflecting the new fee will be added to the templates on 9/1.
