First agent - wholly or partially owned - property sales.  These sales represent the highest percentage of lost disputes and cases. So if you want to avoid the time and money suck of a dispute go above and beyond. The golden rule. 

When you cut corners you can anticipate a dispute, and it's not just the settlement it's the time, energy, and emotional toll it takes as well. 

For coverage on agent-owned sales our E&O policy requires:
  • Home Warranty 
  • Sellers Disclosure 
  • Agency Disclosure 
  • All forms used are standard and customary approved forms 
  • In the case of unrepresented buyer, it is highly encouraged to use another JPAR agent to work with the buyer.  

For all sales, remember we subsidized your deductible down to $2,500. 
The JPAR deductible subsidy applies if the following condition is met:
  • A seller disclosure form was signed by the seller and acknowledged by the buyer prior to closing.
  • A home warranty policy was placed prior to closing.
  • A home inspection was completed and a copy was provided to the buyer prior to closing
  • A state or local board-approved standard sales contract was utilized or in the case of new homes or iBuys, a builders standard or iBuyers standard agreement. 

The JPAR deductible subsidy will not be waived if individually you acted as both buyer’s and seller’s agent in the transaction which gives rise to a claim.
